1. About PinoyBnb

PinoyBnb ("we", "us", "the platform") is a Philippine short-term rental marketplace operated by RETROMONKEY-DEV that connects hosts offering accommodations with guests seeking to book them. By accessing or using PinoyBnb, you agree to these Terms & Conditions. If you do not agree, please do not use the platform.

2. Accounts & Eligibility

  • You must provide accurate information when creating an account and keep it up to date.
  • You are responsible for maintaining the confidentiality of your login and for all activity under your account.
  • Hosts may be asked to complete identity verification (a valid government-issued ID) to earn a Verified Host badge.
  • We may suspend or terminate accounts that violate these terms or engage in fraudulent or harmful activity.

3. Bookings & Payments

  • All prices and transactions on PinoyBnb are in Philippine Pesos (PHP).
  • Guests pay the nightly rate set by the host plus a 3% guest service fee, shown in the booking summary before payment.
  • Payments are one-time charges per booking, processed securely through our payment provider (Xendit). We do not store full card details, and we do not charge recurring or subscription fees.
  • A booking is confirmed instantly for "Instant Book" listings, or once the host approves the request for other listings. If a host does not respond within 24 hours, the request expires and the guest is refunded.

4. Host Responsibilities

  • Hosts are responsible for the accuracy of their listings, including descriptions, photos, pricing, availability, and house rules.
  • Hosts must have the legal right to offer their property for short-term rental and comply with applicable local laws.
  • A 5% platform commission is deducted from each confirmed booking's payout.
  • Host payouts are processed automatically to the host's registered bank account or e-wallet approximately 24 hours after guest check-in. Hosts are responsible for providing correct payout details.

5. Guest Responsibilities

  • Guests agree to respect the property, the host's house rules, and the cancellation policy shown at booking.
  • Guests are responsible for any damage they cause beyond normal wear and tear.
  • Guests should communicate with hosts through the platform's messaging for any booking-related concerns.

6. Cancellations & Refunds

Cancellations and refunds are governed by the cancellation policy (Flexible, Moderate, or Firm) selected by the host for each listing and shown before payment. Full details are in our Refund & Cancellation Policy.

7. Platform Role

PinoyBnb provides the marketplace and payment facilitation that connect hosts and guests. The accommodation contract is between the host and the guest. While we work to keep the platform safe and trustworthy (including verification and secure payments), we do not own or manage the listed properties.

8. Prohibited Activity

  • Posting false, misleading, or fraudulent listings or reviews.
  • Attempting to circumvent the platform's payment system.
  • Harassment, discrimination, or any unlawful conduct toward other users.
  • Misusing the platform, its data, or its security mechanisms.

9. Limitation of Liability

PinoyBnb is provided "as is." To the extent permitted by law, we are not liable for indirect or consequential damages arising from the use of the platform or from interactions between hosts and guests. Our role is limited to facilitating bookings and payments.

10. Privacy

Your use of PinoyBnb is also governed by our Privacy Policy, which explains how we collect and use your information.

11. Changes to These Terms

We may update these Terms & Conditions from time to time. Material changes will be reflected by updating the "Last updated" date above. Continued use of the platform after changes constitutes acceptance of the updated terms.
